2020 Santa Monica Boulevard is a 6-story medical office building located in Santa Monica, California.  Saint John’s Health Center sold the structure and entered into a participating ground lease with Hammes Company Healthcare.  Hammes, as developer, upgraded the base building and leased it to medical office tenants associated with the Hospital.

St. John’s Health Center engaged Aurora to monitor the construction of the project to ensure that the work was completed in accordance with the requirements of the ground lease.  Aurora reviewed and commented to the original project plans, specifications, budget and schedule.  During construction, Aurora monitored requests for information, submittals, substitution requests, permitting activities, budget and schedule compliance, construction and close-out. Additionally, Aurora reviewed and made recommendations for approval of construction contract awards and contractor payment applications.
